Energy identity certificate is classified from A to G, just like white goods. This document, which is mandatory for all buildings as per Law No. 5627, can be obtained by companies authorized by the ministry. The certificate must be renewed every 10 years. CERTIFICATE REQUIRED

The process is prolonged due to the pandemic and it is necessary to apply to get this document until 31 December. However, after 1 January, the purchases and sales of undocumented buildings may return from the title deed transfer. In addition, in the applications made after January 1, there may be price increases in the provision of documents ”.

CLASSIFIED FROM A TO G

Noting that the energy performances of the buildings are classified differently, Sefa Görmez said, "Energy identity certificate is characterized differently from A to G class. New buildings that are in the settlement phase can receive a minimum C class. There is no limitation in the existing building and it can be taken up to G. When any of these occur, there is no difference or sanction. The reason for their variability is divided into energy savings. For example, the building that receives a class G certificate has no thermal insulation. The windows are wooden and single glass. It's getting warmer by the stove. So there is a waste of energy. Such buildings generally take G class. buildings are numbered in Turkey can receive class A or B certificate. They are A class green buildings. It produces its own electricity. Thermal insulation is at the highest level. It produces its hot water and electricity itself. This scale goes by decreasing. "C in new buildings is given to buildings that comply with standard savings."

ATTENTION TO BUILDING BUILDING BEFORE 2011

Addressing the homeowners living in the buildings built before 2011, Sefa Görmez said, “The buildings are classified in two different ways as new building and existing building. Existing buildings were built or completed before 2011. New buildings, on the other hand, are the ones whose first building license date was from 2011. It has become mandatory to obtain an energy identity document during the resettlement phase in new buildings. In new buildings, the building's constructor undertakes the energy identity document. However, for example, if the contractor who built the building escaped without getting settled, then the people who will get the resettlement undertake it. Apart from that, there are not many problems with new buildings. What is important is that most of the existing buildings do not have this document. Many people have not heard of it either. If there is no energy identity certificate in the buildings whose construction started or completed before 2011, no purchase, sale or lease transaction will be made in accordance with the law numbered 5627 ”.

EXTRA FEE FOR THOSE WITHOUT CERTIFICATE

Noting that buildings that do not have an energy identity document can be charged extra fees, Sefa Görmez said, “In addition to not being able to purchase or sell leasing in the absence of a certificate; There may be an increase in subscription fees such as an increase in property tax, electricity, water and natural gas. In other words, buildings that do not have this certificate can be charged with a kind of punishment. In addition, loans are given according to the class of the energy identity document in the housing loans given by the state banks in sales. For example, to say the representation; While 90 percent credit is given for A class building, 70 percent credit is given for C class ”.
